Terms and Conditions

Beauly Firth  Lodges, Knockbain, Kirkhill, Inverness


  1. The accommodation price quoted is for 7 nights’ accommodation, with arrival and departure running from Saturday to Saturday.
  2. Please arrive after 4.00 pm and leave before 10.00 am on your departure date.  You are required to contact the owner by e-mailbeaulyfirthlodges@btinternet.com  /letter at least two days prior to arrival to discuss arrangements for key collection.
  3. When you submit a booking via our online reservation system you will receive an automatically generated booking summary by e-mail to the e-mail address you provide in the booking form.  This does not form a contract between us.  A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or e-mail.
  4. Alternatively, if you are not booking via our on line reservation system, please either telephone or e-mail beaulyfirthlodges@btinternet.com to check that your chosen property is available on the dates that you require.  We can then hold this provisionally for 3 days giving you time to complete the booking and send in your cheque by first class mail to the following address :- Mr D MacDonald, Torbeg, Knockbain,  Kirkhill, Inverness, IV5 7PL.   
  5. A non-refundable deposit of £100 per Lodge per week is required at the time of booking. The balance is due 6 weeks before the holiday date (please make cheques payable to D & J M MacDonald).  Non payment of the balance when it becomes due by more than 14 days will constitute cancellation of the holiday and forfeiture of the deposit paid.  Please note that your holiday is not confirmed until you have received either an e-mail or written confirmation from us.  As soon as you receive your holiday confirmation, you must check it carefully.  Any errors must be reported to us immediately.
  6. If you have to cancel please inform us immediately and we will endeavour to re-let the accommodation and return your payment. If this is not possible, all monies which have been paid will be forfeited. Therefore, you are advised to purchase Holiday Cancellation Insurance.
  7. Following your booking, in the unlikely event of your accommodation becoming unavailable due to circumstances outwith our control, every effort will be made to provide an alternative accommodation or a complete refund will be paid including the deposit.
  8. The number of persons occupying the accommodation must not exceed the maximum the number of people the property will sleep which is confirmed as 4 in each Lodge.
  9. Included in the price is electricity, fuel, bed linen, and where a cot is to be provide this will be a travel cot (1 per property) with appropriate bed linen.  A high chair can also be provided and you should request this when booking.
  10. Your upstairs bedroom has a King size bed which can be separated to provide two single Zip “n” Link beds .  You should inform the owners at the time of booking if this is required.
  11. Towels are provided.
  12. The Owners reserve the right to have access to the accommodation at all reasonable times, with prior notice whenever possible.
  13. The Owners cannot accept responsibility for loss or damage to Hirers' property, or for personal injury, or damage to cars parked a Hirers' risk.
  14. You are responsible to the Owners for the actual costs of any breakage or damage along with additional costs that may occur caused by you or any member of your party.
  15. The Owners endeavour to maintain high standards of comfort and cleanliness at all times. The Hirer must therefore undertake to keep all furniture, fittings and effects in the same good condition as they were found.  Any difficulties you have on holiday must be reported to the Owners straight away so that your reasonable holiday expectation may be met.  On departure, the accommodation cleanliness must be left in the same condition as you find it on arrival.
  16. In the event that an appliance breaks down, it will be repaired as soon as possible.  The Owners will not pay for compensation in such circumstances.
  17. No smoking is permitted in your accommodation.
  18. The owners regret that pets are not permitted.
